Optimized operation of the administrative buildings of Nordkraft Eiendom
Keywords: Energy management, Energy audit, Energy Optimalisation, Building Management systems. This report is the final thesis for the master’s program in Integrated Building Technology at UiT The Arctic University of Norway, Campus Narvik, completed in spring 2025. The study focuses on optimizing the operation of heating and cooling systems in the two largest administrative buildings owned by Nordkraft Eiendom. Conducted in collaboration with Enerconsult AS, the report aligns with Nordkraft’s commitment to sustainability and its proactive efforts to minimize environmental impact. The thesis investigates the energy performance of two office buildings: one constructed in 2013 under the TEK10 standard and another built in 1983 under the TEK69 standard. Energy consumption and temperature data were collected and manually analyzed using spreadsheets, with comparisons made against simulations performed in Simien PRO and building statistics. The findings reveal s energy-saving potential through improved operational strategies, particularly in the Harstad office, which has low occupancy relative to its size. The report highlights the importance of systematic energy monitoring, automation, and tailored operational adjustments to achieve energy efficiency. Recommendations include the implementation of advanced energy monitoring systems (EOS), upgrading outdated technical systems, and introducing automated controls to optimize energy use. The study underscores the value of energy management as a cost-effective approach to reducing energy consumption while maintaining indoor comfort and operational efficiency.
